Privacy Policy

This policy explains what personal information we collect through this website, how we use it, who receives it, and the choices you have. Please read it before sending us an inquiry.

Who we are

This website, maderalproperties.com, is published by Maderal Properties, a real estate intermediary working in Costa Rica. We are responsible for the personal information collected through it. You can contact us through our contact form or at florian@maderalproperties.com.

The information we collect

You do not need to give us any personal information to browse this website. We collect only what you choose to send us through one of our inquiry forms:

• your name;
• your email address, your phone or WhatsApp number, or both;
• if you are looking for a property, what you are looking for, and which property you were viewing when you wrote to us;
• if you are offering a property, its location and type;
• anything else you choose to write in your message.

Your name and at least one way of contacting you are required, so that we can reply. Everything else is optional. We do not ask for identity documents, financial information or any other sensitive personal data through this website, we do not create visitor accounts, and we do not build profiles of the people who visit.

As on any website, our servers keep technical records of visits, which include IP addresses. We use them to keep the site secure and working, never to identify you or to follow what you read. They are deleted automatically after about two weeks, except an address that had to be blocked for abuse, which is kept for as long as the block lasts.

How we use it

We use the information you send us to:

• reply to your inquiry and continue the conversation it begins;
• let you know about other properties that may interest you;
• understand, in aggregate, what visitors are looking for, so that we can improve our service and the properties we present;
• meet our legal, accounting and record-keeping obligations.

When you send us an inquiry you are asking us to get in touch, and by sending it you agree that we may use your information for these purposes. You can tell us at any time to stop sending you information about properties, and we will stop.

Who receives it

We do not sell, rent or trade your personal information, and we do not give our contact list to anyone for their own purposes.

Your information may be handled, always on our behalf and only for the purposes described above, by:

• the people who work with us or for us in answering inquiries and presenting properties — for example an assistant, a collaborating agent, or another professional taking part in a transaction you have asked us about;
• the providers of the services we use to run the business and this website: hosting and email delivery, spam filtering, website analytics, and the systems we use to keep track of inquiries and clients;
• our professional advisers, and public authorities where the law requires it.

We engage them on the basis that they handle your information only for us and only for these purposes, and we do not authorise anyone to use it for their own.

If Maderal Properties is sold or transferred as a business, our records, including inquiries, may transfer with it. Whoever receives them would be bound by this policy.

Some of these providers operate outside Costa Rica, including in the United States, so your information may be processed there.

How long we keep it

We keep inquiries for as long as they may be commercially relevant. A conversation about a property can pause and resume months or years later, and we would rather be able to pick it up than have lost the record, so we do not delete inquiries on a fixed schedule.

You can ask us to delete your information at any time and we will, unless we are required to keep it by law.

Cookies and analytics

You do not need to accept a cookie to read this website, and no cookie here identifies you by name. There are three kinds worth telling you about:

• Technical. If you log in to manage the site, the cookies needed to keep you signed in. They do not apply to visitors.
• Analytics. The cookies of the analytics service described below, subject to the consent rules explained there.
• Advertising. We do not use advertising or remarketing cookies today. If we ever advertise this website on other platforms and those platforms set cookies here, we will say so on this page before it begins, and ask for your consent where the law requires it.

We use a website analytics service to understand how the site is used: which pages and properties people visit, and which links and forms they use. For visitors in the European Economic Area, the United Kingdom and Switzerland, analytics cookies are switched off by default and those visits are measured anonymously and in aggregate. Elsewhere, the analytics service sets its own cookies. You can block or delete cookies in your browser at any time.

We never send your name, your email address, your phone number or the content of your message to any analytics service.

Content from other services

Some property pages offer a video, a virtual tour or a map. Nothing from those services loads while you are reading the page: they are contacted only if you choose to open them, and from that moment their own privacy policies apply. The same is true of WhatsApp — if you start a conversation with us there, it is governed by WhatsApp’s own terms and privacy policy.

Your choices

You can ask us at any time to:

• tell you what personal information we hold about you;
• correct it, if it is wrong or out of date;
• delete it;
• stop sending you information about properties.

Write to us through our contact form or at florian@maderalproperties.com. So that we never act on someone else’s inquiry by mistake, we may ask you for whatever we reasonably need to be satisfied that the request is yours before we change or delete anything. We will answer as promptly as we can, and confirm once a deletion has been made.

Security

We take reasonable measures to protect the information you send us, including keeping this website up to date and limiting access to the people who need it for their work. No website can guarantee absolute security, but this one holds inquiries — not identity documents, and not payment details.

Children

This website is not directed at children, and we do not knowingly collect personal information from anyone under 18.

Changes to this policy

We may update this policy from time to time. The version published on this page is the one in force, and the date below shows when it last changed.
